Building Fee Schedule

RESIDENTIAL FEE STRUCTURE

Residential construction in La Plata County has a wide-ranging valuation depending on the type, size, and complexity of the home.Construction costs per square foot for an average home range around $100.00 per square foot to more complex homes with a construction cost of $250.00 per square foot and more. Fees are calculated using the exterior dimension of all floors or levels of the structure including stairwells, closets, storage area,etc. Living area below ground level-- basement or walkout-daylight configuration - is also calculated using the average or complex cost per square foot.

Attached or Detached Garage Structures--Accessory to a Single Family Residence:

Garage Fee - $.50 per square foot

Shops Or Other Miscellaneous Structures

Commonly associated with single family residence or rural land uses as defined in the U Occupancy (Section 312) of the International Building Code.

Type I--Agriculture Building-- $40.00 per building

Building used solely for providing shelter for agriculture implements, farm products, livestock or poultry. (Minimal electricity and compliance with La Plata County's "Affirmation Of Use and Land Use Code Requirements".

(Fee includes final inspection to verify compliance with applicable regulations.)

Type II--Open Carports--Pole Structures--Open Shed Structures: $.40 per square foot

Large unheated storage type buildings and arenas.

Type III-- $.50 per square foot

Any enclosed structures or buildings with some level of human occupancy that have plumbing and heating ability.

(Upon plan review the Plans Examiner may use actual construction costs and labor costs to determine a valuation with building permit fee taken from Building Code Fee Table.)

Manufactured Homes

HUD--Mobile following minimum set up requirements--$150.00

Modular Homes/Mobile Homes with permanent foundation--$250.00 per living unit

With basement foundation system or lower level living area--($250.00 per living unit) + $.50 per square foot of basement area.

With Attached Garage--($250.00 per living unit) + $.50 per square foot of garage area.

Commercial Type Structure

I Building permit fee calculated by using costs per square foot of building based on the occupancy or Use Table(cost per occupancy square foot × square foot of building = valuation =fee).

II Building permit fee calculated using Building Permit Fee Table using actual construction costs provided by owner on contract documents(excluding landscaping, roads and parking lots.)

The building valuation includes costs for structural, electrical, plumbing, mechanical,

interior finish and normal site preparation and labor.

Additional fees may be required for plan reviews conducted by outside (Building Department) plan review firms.

Single Family Residence -- Plumbing Fees

One bath residence - $150.00 (Includes one kitchen sink, dishwasher, washer box, a water heater and interior& exterior gas lines)

Each additional bath - $50.00

Each additional kitchen or bar sink - $25.00

(Includes gas yard line and water heater)

Single Family Residence -- Mechanical Fees

Square footage of residence × $.08 for first or primary appliances -- for each additional appliance add:

Each bathroom unit consists of up to two toilets or one toilet and one urinal, two lavatory's and floor drains.For each additional fixture in a bathroom unit - $25.00

Mechanical

Mechanical permit fee is based on a percentage of the total building valuation.

Base fee $150.00

Plus $0.15 for each $1,000.00 of building valuation.

Valuation Of Building Will Be Calculated By:

A.Valuation of construction project using costs associated with structural, electrical, plumbing,mechanical, and interior finish costs.

B.Costs per square footage for various occupancies or uses shown on the attached ICC Building Safety Journal"Building Valuation Data Table".

Wildland Fire -- Defensible Space

Base Permit Fee -- includes initial & final inspection - $170.00

(Includes time to review plot plans,aerial photography and other submittal information necessary to determine the wild land fire hazard on the property).

Additional charges for site visits and field inspection will be charged as follows:

- Mileage to and from site - $.45 per mile

- Time spent conducting field investigation and inspection - $40.00 per hour

All fees will be paid prior to final inspection of the construction project.

Drainage and Erosion Control/Private Driveways

Base Permit Fee -- includes initial & final inspection - $170.00

(Includes time to review plot plans,aerial photography and other submittal information necessary to determine compliance with land use codes).

Additional charges for site visits and field inspections will be charged as follows:

- Mileage to and from site - $.45 per mile

- Time spent conducting field investigations and inspections - $40.00 per hour

All fees will be paid prior to final inspection of the construction project.

Miscellaneous Fees

Inspections outside of the normal business hours and/or outside the inspection process - $50.00

Inspection for which no fee is specified. (site visits, damage assessment, code enforcement, etc.) - $50.00

Re-inspection fee for failed inspections (paid in advance of re-inspection) - $50.00

Additional plan review for changes to approved plans - $50.00

Use of outside consultants or professional services to evaluate engineering or geological conditions-- Actual cost of services Building Code or Land Use violation investigation $50.00 per hour

Expiration and renewal of building permit: Building permits that have been issued in compliance with county building codes and regulations that have expired and are renewed in accordance with section 105.5 of the International Building Code and section R105.5 of the International Residential Code may be subject to renewal fees. The renewal fee will be based on the number of inspections necessary to receive approval for final inspection.

Renewal fee: $100.00 ($50.00 for each additional inspection)
